Roof Moss Removal

Moss, algae and lichen cleared from tiles, slates and ridges, then treated so it stays off for years instead of growing straight back over one wet winter.

How we clean
Three Roof Washing Methods. We Pick The Right One.

Roof pressure washing and soft wash roof cleaning are not the same job, and the wrong choice can cost you a roof. We look at the covering, its age and its condition before we decide — and we tell you which method we're using and why before any work starts.

Most common

Soft Wash Roof Cleaning

Low pressure roof cleaning using a treatment that kills moss, algae and lichen at the root rather than blasting it off. Nothing is forced under the tiles, no coating is stripped, and regrowth is much slower. This is roof cleaning without pressure washing, and for most Dublin roofs it's the correct call.

Best for: concrete tiles, older roofs, anything with a fragile surface
Where suitable

Roof Pressure Washing & Power Washing

Roof power washing has its place. On sound natural slate and hard-wearing coverings, controlled roof pressure cleaning lifts heavy staining quickly — pressure, nozzle and angle all set to the material, working down the roof so water is never driven up under the laps. If power wash roof cleaning would damage your covering, we'll tell you straight and quote the soft wash instead.

Best for: sound slate, hard surfaces, heavy ingrained staining
Heavy build-up

Manual Moss Removal & Scrape

Where moss has built into a thick mat, it comes off by hand and brush first — no amount of water shifts it cleanly. Once the bulk is off, the roof is treated so it doesn't come straight back, and every gutter and downpipe is cleared of the debris before we leave.

Best for: north-facing roofs, thick moss, blocked gutters

Why it matters
Moss Doesn't Just Look Bad. It Costs You.

In Irish weather a mossy roof stays wet for most of the year. That's how a cosmetic problem turns into a repair bill — and why a roof cleaning moss removal job pays for itself long before the tiles start failing.

  • Trapped moisture freezes, expands and cracks the tile from the inside out.
  • Loose moss blocks gutters and downpipes, sending water down the walls instead.
  • Roots lift tile edges, letting wind-driven rain under the covering.
  • Kerb appeal — a clean roof is the single biggest change to how a house looks from the road.

Every job gets photographed before and after. You see exactly what the roof looked like when we arrived and exactly what you're paying for — no vague promises, no guesswork from the ground.

How it works
Four Steps, No Surprises

From your first message to a roof that stops causing problems.

1

Send Us The Job

Fill in the quote form or WhatsApp a photo of the roof. A picture and your address is usually all we need to size it up.

2

Free Inspection

We come out, look at the roof properly and photograph what we find — including anything that needs repairing, not just cleaning.

3

Fixed Written Price

You get the scope and the cost in writing before anything starts. No call-out fee, no obligation, nothing added afterwards.

4

Clean, Clear, Done

The roof is cleaned, the gutters are flushed, the debris is bagged and taken away, and we walk you through the after photos.

Roof was covered in moss and the gutters were completely blocked. The lads sorted both in a day, cleared everything away and the difference from the road is unbelievable. Fair price too.

Got three quotes for roof cleaning. All Seasons were the only ones who went up and actually looked before pricing it. Turned up when they said, no mess left behind. Would use again.

They spotted two cracked tiles while cleaning and fixed them there and then instead of leaving it for me to find out the hard way in winter. Honest, tidy and easy to deal with.

Asked for a soft wash rather than a power wash because the tiles are old, and that is exactly what they did. Explained the difference properly instead of just quoting a number.

Very professional from the first message. Sent photos before and after so I could see exactly what was done. No pressure, no upselling, just a proper job at the price quoted.

Manage a few rental properties and use them for all the exterior work now. Reliable, insured, and they deal with tenants politely. Hard to find that combination.

Roof Cleaning Questions, Answered
How much does roof cleaning in Dublin cost?
It depends on the size of the roof, how much moss has built up and how easy the access is. A small terraced roof is a very different job to a large detached with a conservatory in the way. The quote is free, it's fixed, and nothing gets added at the end.
Do you offer roof cleaning without pressure washing?
Yes — soft wash roof cleaning is what we use on most Dublin roofs. It's a low pressure treatment that kills moss, algae and lichen at the root, so nothing is forced under the tiles and no surface coating is stripped. If you specifically don't want a pressure washer near your roof, say so and we'll price it as a soft wash.
What's the difference between soft washing and pressure washing a roof?
Pressure washing removes growth by force, which cleans fast but can strip the coating off concrete tiles and drive water under the laps if it's done badly. Soft washing removes it chemically at low pressure, which is gentler and slows regrowth considerably. Pressure has its place on sound natural slate and heavy ingrained staining — it just isn't the right default.
Do you power wash roofs?
Where the covering can take it, yes. Roof pressure cleaning is effective on sound slate and hard-wearing surfaces, with the pressure, nozzle and working angle set to the material. On an older concrete tile roof we'll recommend against it and explain why rather than take the booking and cause damage.
How often should a roof be cleaned?
In Irish conditions most roofs benefit from a clean every three to five years, depending on how shaded and north-facing they are. If you can see green from the footpath, it's due.
Do you clean the gutters at the same time?
Yes, and we'd recommend it. Cleaning a roof always sends debris into the gutters, so clearing them afterwards is part of doing the job properly. It also saves you a second call-out.
Are you insured?
Fully insured for both residential and commercial work, and happy to show the paperwork before we start. Anyone going up on your roof should be able to do the same.
What if you find damage while cleaning?
We photograph it, show you, and quote separately for the repair. There's no obligation to have us do it — plenty of customers just want to know what's up there so they can plan.
Do you cover my area?
We work right across Dublin city and county plus the surrounding commuter belt. If your area isn't in the list above, send it through with your quote request and we'll confirm straight away.
